Policies

Three night minimum stay. Occasionally we can accommodate a 2-night stay depending on availability; typically this is either when there are only 2 consecutive nights available, or during our slower season.

 

DEPOSIT:

We require a deposit of $250 to confirm your reservation for stays under 30 days, and $500 for stays that are for 30 days or more. We accept Visa, MasterCard, Amex, and Discover. A valid credit card must be on file prior to beginning of occupancy.

 

CANCELLATIONS:

You may cancel up to 3 weeks before your check-in date and have your deposit refunded minus a $50 fee for stays less than 30 days; for stays 30 days or longer, there is a $100 fee. For cancellations made within 3 weeks of your check-in date and for no-shows, we charge the full amount of the booking unless we are able to rebook your dates. For partial cancellations, we do not charge any fee with at least 3 weeks notice. With less than 3 weeks notice for a partial cancellation, you will be liable to pay for whatever days you have canceled unless we are able to rebook those days, in which case there is no fee.

 

CHECK-IN and CHECK-OUT:

Check-in is available between the hours of 2PM and 1AM. Bryce and Johnny will do their best to meet you for your check-in. If neither of us are available, we will leave a check-in packet for you at one of the businesses located in our building. You must communicate your anticipated arrival time in advance so that we can plan whether we will be able to meet you in person or not.

 

Check-out is by 11AM. We expect you to leave the unit tidy: do all your dishes and take out the trash before you depart. You may leave your sheets on the bed and your bath towels in the bathroom. An extra cleaning fee of $100 will be charged to any guests who leave the unit especially dirty. Upon departure, leave your keys and your parking pass (if you had one) on the table in the kitchen. Failure to leave the parking pass will result in a $30 replacement fee. You may leave the door unlocked. Please let us know what time you expect to be gone.

 

We will accommodate early check-in on a case by case basis when we are able to do so. Bag storage is available.

 

FINAL PAYMENT:

Final payment is due in full upon arrival. We will charge the final payment to the same card used for the deposit, unless you prefer another method. If so please tell us prior to or at arrival. Please let us know if your card has been replaced so we may have a valid card on file.

 

PARKING:

The parking lot behind the building is owned by Diamond Parking. We have parking passes available if you have a car. However, please be aware that parking is on a first come first serve basis, and is not guaranteed as available even if Guest has purchased a $15 daily parking pass. This does not happen often, but it is important to be aware of. The busiest times are usually from 8 am to 2 pm week days. Even if the lot is full, spots often do open up pretty quickly. If necessary, try parking in the QFC/Bartells parking lot across the street (the first half hour is free!) and see if a spot opens up. Our manager, Johnny, may also be able to assist with a solution.

 

Any damages to Guest's vehicle, person or possessions are solely the responsibility of the Guest.

 

Guest agrees to return parking pass, when such pass has been supplied, to Apartment prior to check-out. Failure to leave pass will result in a parking penalty of $30 charged to Guest's Credit Card.

 

INTERNET ACCESS:

Internet access is provided free of charge. However, St. John's does not guarantee access and is not responsible for disruption in service. However, if you are experiencing difficulties getting online you might check with Johnny and see if he is able to reset the system.

 

ADDITIONAL RULES AND POLICIES:

 

A. Smoking: There shall be no smoking of any kind in any interior space, including the apartment, halls, stairs and laundry areas. Smoking on the back deck will be allowed but with consideration to other residents and guests. All butts, ashes, roaches, etc. will be disposed of properly.

 

B. Peace and Quiet: Resident, family and guest shall have due regard for the peace, comfort and enjoyment of other residents of the building. Musical instruments, radios, television sets, stereos, etc., shall be played only during reasonable hours, which is 8AM to 10:00PM and at a reasonable volume. At all times, volume shall be kept low enough so as to not be heard from within an adjacent apartment.

 

C. Rear Deck: The rear deck is for use of Resident and their escorted guests, and is to be shared with equal concern and consideration for all other tenants at all times. The deck has public hours daily from 8:00AM to 10:00PM Noise levels on the deck are to be kept at a reasonable level at all times, with consideration for tenants residing adjacent to the deck and also for other tenants that may wish to share the deck. It is the Tenant's responsibility to leave the deck clean of any trash and/or residue after each use.

 

D. Alcohol: Drinking of alcoholic beverages on the rear deck will be strictly limited to adults aged 21 and over. Public intoxication will not be allowed. Resident agrees to police self and guests and guard against any such behavior. Empties will be cleared after each use.

 

E. Barbecue: Use of the gas barbecue on the rear deck is permitted. It is the Tenant's responsibility to clean the barbecue after each use.

 

F. Laundry: Laundry is available on the second floor and is coin operated, $1 per load. The laundry and its facilities shall be used only for washing and drying of the usual personal and household articles. No cleaning with inflammable materials or dying of clothes in washing machines will be permitted. It is the Tenant's responsibility to leave the laundry room clean after each use.

 

G. Parking: If resident has requested parking, he agrees to return parking pass to building manager upon departure and expiration of agreement. If parking pass is lost or misplaced an additional charge of $150 will be incurred.

 

H. Garbage, Recycling, and Compost: Resident agrees to dispose of waste in the dumpsters upon check-out. Seattle has a robust recycling and compost program and we expect you to dispose of your waste properly; there are guides provided in the unit about what is recyclable and compostable. The dumpsters are located in the parking lot behind our building.

 

I. Pets: No pets allowed.

 

J. Personal Property: The landlord shall not be liable for any loss of personal injury or property by fire, theft, breakage, burglary, or otherwise, for any accidental damage to persons, guests, or property in or about the leased/rented property resulting from electrical.

 

K. Guests must be at least 21 years of age or accompanied by a parent or guardian.

 

L. No loud parties shall be permitted.

 

M. No extra guests may reside in the unit beyond the maximum capacity. This is a safety hazard and grounds for immediate eviction and possible additional fee.

 

N. We reserve the right to enter any of the apartments with less than 24 hours notice.
